Who it applies to
Promoters whose completion date, plans, specifications, phasing, promoter entity or project details have changed or will change after registration.
Legal basis
| Provision | What it covers |
|---|---|
| Section 6 | Extension of registration for force majeure, on application in the prescribed form and fee; up to one year |
| Section 7(3) | Authority may extend registration instead of revoking it, on terms it considers fit, in the interest of allottees |
| Rule 7, Maharashtra RERA Rules 2017 | Extension application in Form E; fee computed under Rule 7(3) |
| MahaRERA Orders 07/2019, 40/2022 and 40A/2023 | Section 7(3) extensions: consent of at least 51% of allottees in Format B, or a reasoned application with whatever consents are available, plus disclosure of pending complaints and litigation |
| Section 14(2) | Additions or alterations to sanctioned plans or specifications need prior written consent of at least two-thirds of allottees, other than the promoter; minor additions or alterations permitted |
| Section 15 | Transfer of majority rights to a third party needs prior written consent of two-thirds of allottees and prior written approval of the Authority |
Documents required
| Change | Key documents |
|---|---|

| Plan or specification change | Revised sanctioned plans, architect's note on the change, allottee consents where Section 14(2) applies |
| Change of promoter | Transfer agreement, allottee consents, KYC of incoming promoter, undertaking to honour existing agreements |
| Corrections | Supporting document for each corrected field |
Timeline
File extensions well before the registration validity expires; an application after expiry risks lapse and loss of portal services.
MahaRERA processing time depends on queries and, for Section 7(3), on its review of allottee interest.
Consequences of non-compliance
A lapsed registration stops sales and portal filings.
Plan changes without the required consent expose the promoter to complaints, rectification orders and refund with interest under Section 18.
An unapproved transfer of the project is a contravention attracting penalty under Section 61 of up to 5% of the estimated project cost.
